It’s time for Insurance Companies to Step Up!!

There is every reason to expect Insurance Companies that write Homeowners Insurance Policies to Single Family Homes and Condominium Associations, to provide a discount to homeowners who have installed an automatic water shut-off system in their dwelling to prevent catastrophic water damage. However, they don’t, but they should!


The reason they don’t is because until very recently there was no Lead Free Brass Solenoid Valve available to meet State and Local Plumbing Codes for potable drinking water and that is suitable to be legally installed into household water systems which meets the approval of Municipal Inspectors.

This situation is now resolved! The FLO n STOP™ Lead Free Brass Solenoid Valve, LF22950, is now Certified to NSF/ANSI 61, Annex G and is in compliance with California’s Health & Safety Code Section 116875, (commonly known as AB1956), and Vermont Act 193. The Lead Free Brass Solenoid Valve meets the requirements of Section 1417 of the Safe Drinking Water Act and Public Law 111-380 and is also Certified to UL429 and CSA C22.2 No. 139.

• The homeowners claim history can cause major problems when selling the property, refinancing, or getting a home equity loan as this claim history leaves the property marked in the eyes of the insurance companies and the banks. If you can’t get insurance on the home you can’t get a loan.

• The fact that in condominiums and high-rise properties, the homeowner causing the originating leak is responsible for any water damage to any of the units below and to other surrounding units. Many expensive law suits are filed each year as a result of water damage.

It is not a matter of if you will have water damage to your dwelling, but when and where will you be when it occurs?

Viton Diaphragm

The recently Certified NSF/ANSI 61 Annex G Lead Free Brass Solenoid Valve, 1" FIP, P/N LF22950, is an integral component of the FLO n STOP TM Wireless Water Shut Off System. The Valve incorporates a Viton Diaphragm for dependable and consistent operation. Generally, Life Cycle Testing requires the material to be resilient for about 700,000 cycles. Above average usage of the system is about four (4) cycles per day. The tested resiliency of the Viton Diaphragm would equate to well over 400 years of operation.

Lead Free Brass Solenoid Valve with Manual Override

Features of the LN22950 Lead Free Brass Solenoid Valve, include an easily activated "Manual Override" lever switch on the valve. The valve was recently Certified to NSF/ANSI 61 Annex G.  When power is activated the Normally Closed, (NC), Solenoid Valve remains open providing full flow of water.  During a power outage the Solenoid Valve immediately shuts off the flow of water ensuring that the dwelling will not experience an unwanted water event.  Turning the "Manual Override" lever switch restores the flow of water through the Lead Free Solenoid Valve for normal water usage.  When power is restored the "Manual Override" lever switch should be returned to the previous position for remote automatic activation. The LF22950 Lead Free Solenoid Valve is the "Heart" of the FLO n STOP TM Wireless Water Shut Off System.
